In short
Large facilities often hold buildings that no longer match their approvals: temporary structures that stayed, additions, changes of use. Bringing them into compliance works best as a programme: an inventory of buildings, an engineering assessment of each, a prioritised plan, remedial design where needed, and regularisation with the authorities.
Key points
- Start with a complete inventory: every building, its approvals and its current use.
- Assess each one for structural safety first, then compliance.
- Prioritise by risk and by what operations depend on.
- Remedial works are designed and supervised; documents are prepared for each building.
- A single consultant keeps one standard across the whole facility.
Industrial yards, workshops and commercial facilities change constantly. Over the years, a temporary office stays, a shed is extended, a store becomes a workshop. Each change may have been reasonable at the time; together they can leave a facility with buildings that no longer match their approvals or current requirements.
A programme, not a case
One villa extension is a case. A facility with many non-conforming buildings is a programme, and it works best when it is run as one.
1. Inventory
Every building is listed with its approvals, drawings where they exist, its current use and its condition. This list is the backbone of the programme.
2. Assessment
Each building is inspected and assessed: first for structural safety, then for compliance with the requirements that apply. The result is a clear status for each one.
3. Prioritisation
Buildings are ranked by risk and by how much operations depend on them. Urgent safety items are dealt with immediately; the rest follow a plan that keeps the facility running.
4. Remedial design and works
Where buildings need modification or strengthening, the works are designed, then executed under supervision.
5. Regularisation
For each building, as-built drawings and technical reports are prepared and the case is followed with the authorities until it is closed.
Our experience
With ADYARD (ALTRAD Group) we delivered structural engineering consultancy, including a major project focused on the legalization and technical compliance of non-conforming buildings, ensuring alignment with regulatory requirements and structural safety standards. To discuss a facility, contact us.
Questions
Can the facility keep operating during the process?
Usually yes, with the programme planned around operations and any urgent safety items dealt with first.
What if a building cannot be made compliant?
The assessment says so early, so the company can plan its replacement or removal rather than discovering it late.
